Dubai’s real estate market recorded its highest level ever in January, with transactions reaching a historic peak

Dubai began the year with a record surge in real estate activity, as January transactions reached AED 107.96 billion—nearly double last year’s value of AED 57.89 billion. This growth of 86.5% reflects a strong market recovery, alongside a 17.27% increase in the number of transactions, which reached 21,884.

Sales activity achieved its highest monthly level, totaling AED 70.05 billion, an increase of 59.13% compared to last January, with 16,858 sales transactions completed—up 20.38% year-on-year. Mortgage activity reached AED 32.04 billion across 4,160 transactions, while the value of real estate gifts amounted to AED 5.87 billion through 826 transactions.

At the area level, Al Rowaiyah 1 topped the list with AED 6.31 billion, followed by Meydan 2 with AED 6.04 billion, and Al Yelayiss 1 with AED 4.6 billion. Areas such as Business Bay and Mohammed Bin Rashid Gardens recorded sales exceeding AED 3 billion, alongside other districts including Umm Suqeim First and Palm Jebel Ali, each surpassing AED 1.7 billion in sales.

Ahmed Al Dawla, Chairman of On Plan Real Estate, confirmed that Dubai has transformed into a long-term residential city due to its security, infrastructure, and economic stability, which have attracted both residents and investors.

Market-supportive policies, investment incentives, and major development projects such as the Dubai International Financial Centre have further boosted demand for luxury real estate.

Al Dawla expects price growth to continue due to limited land availability, strong demand, and the entry of global developers. He also noted that total real estate transactions in 2025 exceeded the projections set for 2033, reaching AED 917 billion, with the market likely to surpass the AED 1 trillion mark in the near future.
