Recent data for December showed that home sale prices in New Castle County increased compared to the previous month. The median sale price reached $370,000, marking a 5% increase from November, when the median stood at $352,500. Prices also rose 13.9% compared to December 2024, when the median price was $325,000.
For single-family homes, the median price declined by 5% in December to $407,950, compared with $429,500 in November. However, compared with December 2024, prices recorded a 15.4% increase, when the median price was $353,500. During the month, three single-family homes sold for more than $1 million, while December 2024 recorded five similar transactions.

Prices for condominiums and townhouses increased 17.1% in December, reaching a median of $265,300, compared with $226,500 in November. Compared with December 2024, prices rose 6.1%, when the median stood at $250,000. The month also saw 22 units sold for more than $1 million, compared with six units in December 2024.
The report relies on data derived from real estate property deeds, which explains the delay in its publication. The median price represents the midpoint of all home sale prices and provides a more accurate picture of the market compared with the average price, which may be influenced by unusual transactions. The data does not include currently listed homes and, therefore, cannot be directly compared with property listings.
