This influence spans a wide range of property options, from luxury waterfront apartments to mid-market residential units. Indian buyers have become the largest foreign investment force driving the growth of the emirate’s real estate sector.

Recent estimates indicate that Indian investors spend between $9.54 billion (AED 35 billion) and $10.9 billion (AED 40 billion) annually on purchasing residential real estate in Dubai. Specialized reports also revealed that in 2025 alone, they injected between $10.2 billion and $11.5 billion into the emirate’s residential property market, placing them firmly at the top of the list of foreign buyers.

Their share of total transactions has increased significantly as more investors seek opportunities that generate higher returns while offering sustainable protection for wealth away from local markets.

This trend is not limited to high-net-worth individuals. It also includes a diverse group of buyers such as the middle class, entrepreneurs, and young professionals, many of whom view overseas real estate investment as a key component of their strategies for allocating and diversifying their financial portfolios.
