Data released by Al Hasabah Company indicates notable changes in property prices in the Al-Shuhada area over recent years, reflecting a shift in pricing trends compared to the beginning of the monitoring period. The company clarified that these changes are specific to the area and should not be generalized to other residential districts.
According to the historical analysis, prices for private residential properties with an area of 400 square meters rose from KWD 400,000 at the end of 2020 to a peak of KWD 490,000 in the third quarter of 2022.

Prices then began to decline gradually, starting in 2023, with the downturn accelerating in 2024 and reaching KWD 340,000 in 2025. This represents a 31% decrease from the peak. The company described the situation as a “structural repricing.”
The company attributed the decline to a supply shock and regulatory changes that affected market balance, stressing the importance of placing the figures within their proper temporal and regulatory context without generalizing the findings to other markets.
