For the first time, the share of real estate wealth held by older Americans (aged 70 and above) surpassed that of the 40–54 age group, reaching 26% of the total $48 trillion in real estate wealth by the third quarter of 2025.
This group has seen consistent gains over the years, in contrast to the declining or stable shares of younger age groups, which have been affected by rising home prices and higher mortgage interest rates.

On the other hand, the 55–69 age group experienced a gradual decline in its share of real estate wealth, although it still holds the largest portion at 35.3%. Meanwhile, those under the age of 40 maintained a relatively steady share at around 12.6%.
In the second quarter of 2025, older Americans’ share surpassed that of the 40–54 age group for the first time, reaching 26.1% compared to 25.9%. By the third quarter, both groups were equal at 26% each, marking a historic shift from the previous trend in which the 40–54 age group consistently led in real estate wealth share.
