Housing data indicate that both housing inventory and overall affordability improved across the state of Indiana in February. Although home prices increased by 4% statewide compared to the same period last year, lower mortgage interest rates helped reduce the overall cost of purchasing homes.
This improvement contributed to a rise in closed sales across the state, with transactions increasing by 17% in February compared to January. However, data from the Indiana Association of Realtors shows that Monroe County recorded a 9% decline in sales since the beginning of the year.

Chris Watts from the association stated that both buyers and sellers in Monroe County should wait until the spring season before making decisions or drawing conclusions about the market. He explained that Monroe County typically experiences a slow start to the year, followed by a noticeable increase during the spring months, particularly in March and April.
Last month, home sales declined in Monroe, Owen, Johnson, and Brown counties compared to the same period last year. In contrast, Morgan, Greene, Clay, Martin, Lawrence, Jackson, and Bartholomew counties saw a significant increase in home sales.
