The key suburbs in Sydney and New South Wales expected to experience significant property price growth have been identified, highlighting a new paradox in the real estate market. While half of buyers in the Greater Sydney area are turning to affordable housing units, the greatest momentum is concentrated in areas where house prices reach one million dollars or more.
According to the Autumn 2026 Price Forecast Index, sales activity in Greater Sydney rose by 2.8% quarterly, representing an 18% increase compared to the same period last year. The National Hotspots report indicated that the suburbs likely to see price growth were identified based on this increased activity.
Contrary to the national trend, which often relies on affordability, the property market movement in Greater Sydney is focused on upscale suburbs such as Bondi, Rose Bay, Woollahra, Paddington, Potts Point, Vaucluse, Maroubra, and Manly.
Terry Ryder, founder of Hotspotting.com.au, pointed out the contrast between Greater Sydney and other areas in Australia, where markets are often boosted by buyers targeting lower-priced segments. He explained, “The suburbs that have seen the most growth over the past 9 to 12 months include the Northern Beaches, Wollahra, Bondi, Inner Sydney suburbs, and Randwick in the Eastern Suburbs.”
At the same time, strong demand continues from buyers in areas such as Parramatta, Canterbury-Bankstown, Strathfield, and Sutherland Shire due to the availability of affordable housing options. Units accounted for nearly half of total residential property sales in these regions.
