According to the survey, the average house price in the city exceeds that of Limerick County by €70,000. The survey also indicated that the cost of second-hand homes within the city is higher by the same margin compared to those in the county.
Semi-detached three-bedroom houses in Limerick City have seen a 1.4% increase in prices over the past three months, reaching an average of €350,000, according to the latest national survey conducted by the Real Estate Association (REA). In other parts of the county, prices rose by 0.9%, reaching an average of €280,000 over the same period.
Regarding the time taken to sell homes, reaching an agreement on a house in the city took an average of three weeks, while in other parts of the county it took four weeks during the last quarter.
Dolly Bate from REA noted an increase in the number of offers submitted for homes during the first quarter of this year compared to the same period in 2025, expressing hope that this positive trend would continue for the rest of the year. The survey also revealed that 75% of homebuyers in the city and 80% across the county were first-time buyers during this quarter.

With rising attention to energy costs, the survey found that houses with an Energy Efficiency Rating of A in the county increased in price by 15% compared to C-rated homes.
The REA House Price Index tracks the average selling price of a typical house in Ireland, represented by a three-bedroom semi-detached home. The index aims to provide an accurate picture of the second-hand housing market in different towns and cities.
At the national level, the average price of three-bedroom semi-detached houses rose by 1.5% over the past three months, reaching €364,747. This represents a year-on-year increase of 7.67%, although it reflects a slowdown compared to the previous annual increase of 9% six months ago.
In major cities, prices increased by 2% this quarter and 9% over the year, reaching an average of €281,287. In contrast, suburban counties experienced an annual rise of 1%, with an average house price of €377,185.
