A new report by data research firm Cotality showed that annual home price growth in the United States did not exceed 1%, marking one of the weakest rates since the recovery from the Great Recession. Chief economist Selma Hepp confirmed that the market has finally become more navigable for buyers after years of rapid price increases.
Regions in the South and West, such as Florida, Texas, and California, were heavily affected, with many cities recording noticeable declines in home prices.
The most prominent examples include Kahului-Wailuku (Hawaii), Victoria and Wichita Falls (Texas), Napa (California), and Punta Gorda (Florida). Punta Gorda recorded the largest drop at -7.97%, with the average home value falling by $26,624.
This decline is attributed to rising inventory levels and slowing migration to markets that had expanded rapidly during the COVID-19 pandemic, when low mortgage rates drove residents toward areas such as Florida and Texas, pushing prices to unsustainable levels.
The market is now experiencing a sharp correction as seller and buyer expectations gradually reset. Despite an influx of billionaires into Florida, ordinary residents are facing higher housing costs and shrinking equity.
In Texas, major cities such as Victoria and Wichita Falls are seeing a similar correction, while migrants from California are seeking more affordable options in the Midwest, including Milwaukee, Indianapolis, and Chicago, or in lower-cost areas within California itself.
