ValuStrat Says Qatar’s Real Estate Market Enters 2026 on Stable Foundations

Qatar’s real estate market is entering 2026 with strong performance supported by economic diversification, infrastructure expansion, and continued investment, according to research by ValuStrat. The report covers the main sectors: residential, office, retail, hospitality, and industrial.

In 2025, the market closed on a stable footing after limited movement across most segments, with the exception of the hospitality sector, which gained momentum from tourism and events. Overall sector performance remained varied depending on asset quality and tenant demand.

Residential: The ValuStrat Price Index for residential capital values stabilized in the second half of 2025, recording an annual increase of 1.1%. Growth was primarily driven by villa prices, which rose by 1.3%. Demand was concentrated on affordable villas, particularly Ezdan projects. Total residential stock reached 404,612 units by the end of 2025.

Offices: The office leasing market showed early signs of stabilization, with rents increasing by 1% compared to the last quarter of 2024. Performance was influenced by project quality and occupancy rates, with limited rental growth expected going forward due to increasing supply.

Retail: The sector experienced improvement in the second half of 2025. Shopping malls maintained high rental levels, while Lusail’s streets attracted small businesses and saw rising demand. However, projects currently under construction may impact short-term growth.
