Warning to Apartment Buyers About Risks in Melbourne’s Inner City

Prospective apartment buyers in Melbourne’s inner suburbs are being cautioned that not all residential units offer the same advantages, and that a poor choice could lead to major difficulties when it comes time to resell.

Sky Hammer explained that his company generally advises clients to avoid high-rise towers and new developments, and instead recommends focusing on older apartments located in small buildings where supply is more limited.

Hammer noted that the company prefers small buildings containing a maximum of eight to ten units, and completely avoids tall towers and modern projects. He added that the appeal of older properties, such as apartments with classic decorative designs, lies in their scarcity and unique value.

He explained that units in high-rise buildings are considered less attractive due to the large number of similar apartments available within them, which makes resale more challenging.

Hammer also emphasized that location within the suburb plays a vital role when choosing a property, stressing the importance of avoiding units that directly overlook main roads and instead focusing on quieter side streets close to key access points.

As for compromises, he advised buyers not to sacrifice location for exterior appearance, stressing that location is a non-negotiable priority. He believes it is better to buy an apartment in a prime area that needs some renovation than to seek a perfect apartment in an unsuitable location.
