Nile Stone for Urban Development has officially launched its new residential project, Samaya Residence, in the October Gardens area of west Cairo. Spanning 11.5 feddans next to the Old Village district, the project represents a total investment exceeding EGP 2 billion.
Samaya Residence will feature 430 residential units of various sizes, complemented by a wide array of facilities for both residents and the surrounding community. These include a commercial mall with retail outlets, restaurants, and cafés, administrative offices, and a medical centre providing clinics and healthcare services.
Designed as a mixed-use community, Samaya Residence emphasizes convenience, with around 80% of its land allocated to landscaped areas, green spaces, and water features—well above the standard for local residential developments. Inspired by Asian-style gardens, the project prioritizes open, pedestrian-friendly environments, creating a serene and functional living experience.
The development offers extensive amenities, including swimming pools, children’s play areas, walking and jogging tracks, cycling paths, outdoor exercise zones, a gym and health club, family gathering and barbecue areas, a mosque, co-working spaces, and a covered parking garage. Advanced security systems, smart access gates, fire safety infrastructure, and electric vehicle charging stations are also integrated.
Architect Raef Fahmy led the design, focusing on spacious layouts, abundant natural light, open views, and flexible interiors that allow residents to adapt their homes to changing needs.
Nile Stone has launched the first phase with prices starting at EGP 23,000 per square metre, offering flexible payment plans extending up to 10 years.
